We are contract enthusiasts with experience practicing commercial, transactional, and real estate law. We believe that contract forms for conventional residential real estate transactions should be better and more accessible.

We created The Simple Uniform Real Estate (SURE) Transaction to make residential real estate contracting simple, predictable, and accessible. We help home buyers and sellers who are willing to navigate real estate websites, oversee service providers, and prepare forms on their own. Our solutions are broker-friendly and available to residential real estate agents as well.

We believe in the “fee for service” model for residential real estate transactions, where home buyers and sellers choose (and only pay for) the services they need, instead of the “bundled services” model used by many real estate agents, where home buyers and sellers are often forced to pay for services they don’t want or need. We believe that making quality uniform contract forms simple, predictable, and accessible will empower home buyers and sellers to manage some or all of their own transactions and be in a position to more easily choose the other services they need on a fee for service basis.

The SURE Transaction makes contracting easy, accessible, and affordable by providing easily fillable, high quality, uniform templates that require little negotiation. Our forms support a logical and easy to follow process, and they have been designed with the best interests of home buyers and sellers in mind (unlike some other forms that are designed mainly in the interests of real estate agents). Our forms seek to maximize buyer flexibility, minimize seller liability, and standardize transaction processes.

State law may require disclosures or other items beyond what is included in our forms. We believe that in most cases State law requirements can be ascertained relatively easily for free through online research (including research through artificial intelligence applications). Our forms include fillable fields to give users the opportunity to make additional disclosures or include additional items (or incorporate them by reference) if necessary. We encourage users to engage an attorney or real estate professional on a fee for service basis if they require assistance in making these determinations.
