Risk Statement

Preparing forms on your own, and managing some or all of your own transaction, involves risk. Some of these risks are described below. We believe the potential benefits to be gained from preparing your own forms and managing some or all of your own transaction – namely, potentially saving thousands of dollars in brokerage fees – outweigh these risks in many cases.

Further, we think there are plenty of resources to help you better understand and mitigate these risks. Many of these resources can be found online for free. Other resources, including attorneys and real estate agents, may offer their services on a fee for service basis, allowing you to pick and choose (and only pay for) the services you need. Fee for service fees can be far less expensive than “bundled” fees that are calculated as a percentage of the purchase price of a home.

Regardless, if you choose to manage some or all of your own transaction, you should be aware of at least the following risks:

  • You might not know what a home is worth, so you might end up selling your home for less than you should, or you might end up paying more for a home than you should.
  • If you are trying to sell your home, you might not reach as many potential buyers.
  • If you are trying to buy a home, you might not see as many homes that are available for sale.
  • Your State’s laws may require disclosures or other items beyond what is included in our forms.
  • You might end up making mistakes that cost you money or expose you to liability.
